Newport farmhouse - 12 minute drive to VT
Delightful suite of four rooms (approx. 700 sq ft) in fully restored farmhouse, perfect for one or two professionals -- teacher, researcher, artist, medical practitioner, grad student etc. -- who needs a calm and quiet place to live and work. Located... an easy 15-minute / 7-mile drive west from the traffic circle on N. Main in Blacksburg. Two large upstairs rooms (255 sq ft and 218 sq ft) plus a parlor and sun porch in the middle of 2 acres of lush gardens. Appalachian Trail is 10 minutes north, Pandapas pond is on the way in and out of Blacksburg, and all the other outdoor activities of the New River Valley are easily accessible from this location. Each of the two bedrooms has large windows on opposing walls for great views, plenty of sunshine and excellent air flow, original heart pine floors, ornamental fireplace, mini-split (electric heat and AC), and large closets. One room includes a full bath with tub and shower. Suite is accessed by going through large porch (7.5’ x 44’) across front of the house on the main floor, through the front door, and up a wide formal stairway, leading to the two rooms plus a small parlor area (9’ x 12’) which opens onto a south facing sun porch (8’ x 12’) suitable for art, writing, massage practice and other activities. Shared areas on the Main level of house (except for Owners’ living quarters,) consists of a large kitchen (330 sq ft), a shared full bathroom, and spacious laundry facilities including front loading washer, electric dryer, and rough-scrub sink. One other private bedroom in a remote corner at the back of the house is occupied by a full-time tenant (a 30-ish professional.) Owners are retired professionals who will be fully present spring, summer, and fall, (but we spend our winters much farther south.) Large enclosed front porch as well as two open decks are also included as part of shared space. Kitchen privileges are shared with owners and the other tenant. Kitchen is a spacious, fully-modern and well-equipped farm-style kitchen, including two full sized refrigerators and a wood stove. One neutered male cat is fully convinced he is the Big Boss of the Entire Situation, but he is very friendly and easily bribed with affection and/or treats. No other pets are allowed, but cat-lovers are preferred! Rent will be $1,200 per month for one person, or $1,300 for two. All utilities including high-speed fiber optic wifi are included. Space is fully furnished, but other arrangements may be possible if you prefer your own furniture. Reduced rent may be arranged if tenant is willing to fulfill minor administrative responsibilities while owners are away for extended periods (up to six months.)
Field board (10 fenced acres – some pasture, some overgown -- with walk-thru barn) for one or two horses can be available for reasonable additional cost. Only mature, responsible, forward thinking (composting, recycling, and careful energy use are strongly suggested) adults who are interested in a modified version of green communal “country living” should apply. Smokers will not be considered. References and lease required.
