Looking for a third roommate (sublet) in The Orchards Townhomes for this Spring (Sublet / Shared Housing)

1 bedroom sublease for 3 person townhouse with a fully supplied small garage, in-unit laundry, fully supplied kitchen, living room with couch and TV, and shared bathroom with a guest half bathroom. Located at The Orchards Townhomes.

Situation:
Our roommate had to unexpectedly move in August and our first subletter is moving out February 5th, so we are looking for someone to sublease in his place.

Garage:
The garage is currently a work in progress since we’re in the middle of moving out our previous roommate. He should finish taking out all of his car stuff over winter break, so after that we will have more space, a full set of tools, and completed work tables.

Living room:
Living room is very open and includes a gas fireplace for the winter. The keyboard pictured is available for anyone to play.

Kitchen:
The kitchen, as pictured, includes an island and we have a full set of dishes and kitchen appliances available to use.

Room:
Please see the layout diagram image for exact room dimensions. The available room is highlighted in yellow. The room is about 11 by 10.5 ft with a 2 ft deep and 7 ft wide closet. The room picture has a full mattress setup, but it’s more comfortable with a twin mattress. The pictured bed frame is available for purchase on move-in.

Bathroom:
The subtenant will be sharing the main upstairs bathroom with another roommate. The house also includes a half bathroom downstairs.

Internet:
Internet is split between all roommates with a 1 Gb cable plan, and we have already routed ethernet to each room through our network switch and server.

Utilities:
Utilities are not included and are to be split between all three roommates for about an average of 120-140 a month. Since we have gas heating, it’s typically less during the winter.

Area:
The townhouse is located in The Orchards community, which is behind downtown at the top/end of Clay ST SE (entrance is Cherry Ln). This is a more quiet area, so the property manager requests that tenants refrain from partying a lot. The nearest bus stop is a short distance away at Windsor Hills apartments.

Sublease Length:
The sublease period is for this Spring or this Spring and next school year. Specifically, that is now till July 2025 or now till July 2026.

Sublease process:
The sublease process will be done through the property manager Pointe West Management and requires a $49 dollar application fee and a $199 sublease fee. This property allows guarantors. Read More
